With Big Y Open in Clinton, Newest Indian River Landing Tenant Revealed - Zip06.com

The newly opened Big Y is the first business to open its doors at the Indian River Landing project on the site of Clinton’s former Morgan School. During a tour of the grocer on Nov. 4, developer Ken Navarro gave a brief update on the future of the project by revealing the next tenant.

The Big Y market is officially open and more is soon to come. Navarro said the Madison Furniture Barn has been secured as a future tenant in one of the buildings currently under construction on the property. The company has been open in business for more than 25 years and will be moving from its Westbrook location to Clinton when the store is built.

Madison Furniture Barn owner Patrick Kelly told the Harbor News he was “incredibly excited” about moving into Indian River Landing and said he hopes to open sometime around March or April of 2022.

“As soon as Ken says we can move in, we’ll move in,” Kelly said, laughing.

Kelly said he was particularly excited about the ability to have a modern showroom to “showcase all our wonderful products.”

Besides Big Y and now the Furniture Barn, Starbucks is so far the only other named tenant. Navarro said Starbucks is hoping to open in the first quarter of 2022.

Navarro said that the development team is preparing to work with a leasing agent to secure tenants in the other buildings that will be built on the property. Navarro acknowledged that the pandemic had an effect on slowing progress slightly as businesses were less likely to commit to opening new stores.

“We’ve had a good amount of tenant interest already though,” Navarro said during the tour.

Navarro said that there has been interest from businesses involved in the food industry, but that won’t be the only kind of business to go into the development.

“We’re going to try and to things that are complimentary to Clinton Crossing and have a retail strip in here,” said Navarro.

Additionally, a hotel operator who was ready to commit to the hotel that is to be built on the property backed out due to the COVID-19 pandemic according to Navarro. However, Navarro said he’s “confident that interest will come back” now.

Welcoming the Big Y

The Big Y was officially announced as the anchor tenant for the development in May 2020. The store opened at the end of October but a grand opening ceremony was held on Nov. 4, where some members of the Town Council and other town officials were given a tour of the store.

During the tour, representatives from Big Y touted the aesthetics of the new building as well as the emphasis on using local ingredients and products. The store is hoping to add around 170 full- and part-time positions to Clinton.

Big Y’s President of Real Estate and Development Mathieu D’Amour told the Harbor News in 2020 that interest in putting a store where the old Morgan School once stood is an idea that goes back almost eight years. During the tour several officials made reference to the long time it took to get property developed.

Town Council Chairman Chris Aniskovich told the Harbor News that “It’s been a long time coming and I’m glad it’s come to completion. Obviously, this benefits the entire town.”

Navarro thanked the town for the long process it had taken to come to this day.

“The town has been terrific and supportive all along,” Navarro said.

The property where Big Y stands was once the where the town’s high school stood. In 2012, voters in Clinton narrowly approved the purchase of land on Route 81 to build the current high school and the old Morgan School closed its door in 2016. Big Y was first alerted to the impending redevelopment of the property in 2015.

That same year Clinton residents approved the potential sale of the old high school site to Mill Pond, LLC, for $2.8 million. Mill Pond, LLC, had planned to turn the property into a mixed-use development similar to the current proposal.

Instead of breaking ground on the project, residents were shocked to find out in August 2017 that developer Henry Resnikoff had terminated the agreement with the town citing issues with obtaining financing and a permit application from Department of Energy & Environmental Protection.

In 2018 the town announced the potential sale of the property to Greylock Property Group. After close to two years of gaining approvals and doing due diligence, Greylock officially purchased the property from the town for $2.2 million on Oct. 5, 2020.

When Indian River Landing is built to completion, the 38-acre property will be filled with multiple buildings that will consist of retail, restaurants, and a hotel in addition to the Big Y and Starbucks. The development will also include walking trails and a park area for recreation uses.
